137,000 401 housing sales were carried out throughout Turkey in October
According to TUİK figures, 137,000 401 housing sales took place throughout Turkey in October. With this unit, housing sales fell 7% compared to the previous month and increased by 15% compared to the same month of the previous year. According to the Endeksa data, the annual value increase in housing sales prices in Turkey at the end of October was 31%, while the average sales price of square meters of housing throughout Turkey is 3 thousand 599 TL, the average housing price was 467 thousand 870 TL, and the return period of housing investment was 20 years. Istanbul had the highest share in housing sales in October with 26,41 housing sales and 19%, while the provinces with the highest annual value increase were Aydın, Muğla and Balıkesir respectively.

Housing sales across Turkey fell 7% in October compared to the previous month, and 137,000 401 increased by 15% compared to the same month of the previous year. According to the data of the technology-oriented real estate valuation platform Indexsa.com, the annual value increase in housing sales prices was 31% in the end of October throughout Turkey. 26 thousand 41 housing sales with the highest share of Istanbul

In October, Istanbul had the highest share in housing sales with 26,41 housing sales and 19%. According to the number of sales, Istanbul was followed by Ankara with 13 thousand 466 housing sales and 10% share, 8 thousand 218 housing sales and Izmir with 6% share. According to the Endeksa data, the value increase in housing sales prices in Istanbul at the end of October was 30%, average housing square meter sales price is 5 thousand 92 TL, average housing price 585 thousand 580 TL. Housing prices in Ankara increased 24% over the past year, the average sales price per square meter of housing is 2,596 TL, the average housing price is 337 thousand 480 TL. In Izmir, the annual value increase was 33%, the average housing square meter sales price was 4 thousand 564 TL, and the average housing price was 570 thousand 500 TL.

Aydın, Muğla and Balıkesir

Aydın, Muğla and Balıkesir, respectively, were the provinces with the highest annual value increase in 30 provinces with the highest housing sales in October. Housing prices in Aydın increased 58% over the past year, the average sales price per square meter of housing is 4,000 936 TL, average housing price 695 thousand 976 TL. Annual value increase in housing prices in Muğla 54%, average housing square meter sales price 9 thousand 10 TL, average housing price 1 million 171 thousand 300 TL. In Balıkesir, the annual value increase in housing prices was 48%, the average housing square meter sales price was 3 thousand 953 TL, and the average housing price was 474 thousand 360 TL.

Mortgage sales fell 6 per cent

Mortgage housing sales in October in Turkey fell 6% compared to the previous month and increased by 10% compared to the same month last year and 28,49. The share of mortgage sales in total housing sales amounted to 20%. Second-hand housing sales dropped 7% compared to the previous month and increased by 16% compared to the same month last year to 95 thousand 487. Used housing sales accounted for 70% of total sales. The sale of housing to foreigners decreased by 16% compared to the previous month and increased by 6% compared to the same month last year to 5 thousand 893.

When evaluated from January to October 2021, housing sales decreased by 15% compared to the same period last year and reached 1 million 86 thousand 539. In this period, mortgage housing sales amounted to 209 thousand 904 with 61% reduction, and second-hand housing sales were 757 thousand 469 with 14% reduction. During this period, loan housing sales accounted for 19% of total sales, while second-hand housing sales accounted for 70% of total sales.
