7 Ad Details and Solution Suggestions Missed by Consultants
Real estate listings are the showcase of a house. The phrase “centrally located” alone is not enough. What is central to the buyer may not be central to the consultant. Location uncertainty leads to a loss of confidence.
Solution:
The name of the neighborhood, nearby public transport points, important places in the vicinity should be clearly indicated. Even if you do not want to give the exact address, make sure that your description has a map in the mind of the recipient.
4. Square Meter Mess
Information on square meters, which is not specified whether it is gross or clear, is one of the most frequent mistakes made. If the buyer gets the feeling that “Doesn't match the ad” when the buyer tours the house, he approaches the process at a distance.
Solution:
Clearly separate gross and net square meters. If only one is known, state this situation in a clear statement. Transparency directly improves ad quality.
5. Lack of information about the building
Most often, ads focus on the apartment, but the condition of the building is ignored. Whereas for the buyer, the elevator, parking, heating system and the age of the building are at least as important as the interior of the apartment.

6. Not Explaining the Reason for the Price
Prices that appear high or below the market generate doubts when they are not disclosed. Buyer “Why at this price?” If he does not find an answer to his question, he may pass the advertisement.

Briefly and clearly state why the price is at that level. Elements such as landscape, new building, location advantage make the price meaningful.
7. Outdated Listings
The fact that a sold or rented house is still on the air undermines the professionalism of the consultant. It is also a waste of time for the buyer.
Solution:
Check and update classifieds regularly. Active, accurate and up-to-date ads increase trust in the consultant and strengthen brand perception.
Success in real estate classifieds does not come from big budgets or fancy phrases; it comes from attention to detail. Missing photos, vague information, and clichéd descriptions can cause even a good portfolio to be overlooked.
