Demand Increase in Strong Ground Areas Attracting Attention
Endeksa, which calculates the value of real estate with reliable results using artificial intelligence and big data analysis, examined the rental housing market in Istanbul districts after the earthquake disaster in February. According to the study, in February, housing rents across Istanbul increased by 6.6% and the housing stock waiting to be rented by 5%. The average rent per square meter across Istanbul was 124 TL, while the average rent was 12 thousand 394 TL.

In February, Sile, Besiktas, Ataşehir and Ümraniye were the counties with the greatest increase in rent value, while Avcılar, Beyoğlu and Bahçelievler were the counties with the least increase. In Esenler, rents fell. Bakırköy, Şişli, Kadıköy, Beşiktaş, Beşiktaş, Beykoz, and the counties with the largest decrease in rental stock were Eyüpsultan, Çatalca and Esenler.

 

Evaluating the data, Endeksa Co-Founder and General Manager Görkem Ögüt said, “Since Istanbul is an earthquake zone after the earthquake disaster, mobility in the housing market appears to increase. We see that demand for districts close to the fault line has decreased while demand for areas indicated by experts to have more solid ground increases. Mobility in demand is also reflected in stock and rent values. For example, the report prepared by the İBB side stated that 59% of the buildings in Çatalca region were built after 2000. We can see a huge rate of 20% in rental housing stock declines this month, following the widespread opinion of competent scientists in terms of earthquakes that a large portion of Çatalca has relatively good ground. Beyond individual measures, our recommendation is that all measures against the possible Istanbul earthquake are taken by our directors at once,” he said.

In February, the housing stock waiting to be rented in Shile increased by 10% and housing rents by 10.2%, the average rent per square meter was 87 TL and the average rent was 11 thousand 594 TL. In Besiktas, February inventory increase 24%, value increase 10.1%, average rent per square meter is 259TL, average rent 31 thousand 622 TL. The housing stock waiting to be rented in Atasehir increased by 10%, the monthly value increase by 10.1%, the average rent per square meter is 151 TL, the average rent is 13 thousand 300 TL. Rental housing in Umraniye in February increased 3%, housing rents increased 10%, average rent per square meter was 109 TL, average rent was 10 thousand 534 TL.

The increase in rent value in Avcılar, Beyoğlu and Bahçelievler in February was significantly below the general level of Istanbul. In Eyüpsultan, rents dropped 5.9%, while the stock fell by 9%. The average rent of square meters in Eyüpsultan is 113 TL; the average rent is 14 thousand 364 TL.
