Endeksa, which offers real estate value calculation using big data analysis and artificial intelligence methods and thus enables users to sell real estate with confidence, conducted a study on rental and sale prices in neighborhoods within walking distance of the most heavily used metro bus stops in Istanbul.

According to Endeksa data, among the areas within walking distance of the 5 busiest metrobus stops in the metropolis, Gayrettepe stands out with the highest average rental value at 62,524 TL and a housing value of 12,770,849 TL. Following Gayrettepe, Mecidiyeköy comes in second with an average rental value of 30,843 Turkish Liras and a housing value of 9,594,613 TL, while Cevizlibağ takes the third position with an average rental value of 25,864 Turkish Liras and an average housing value of 7,311,524 TL. Yenibosna, on the other hand, is the most affordable neighborhood with an average rental value of 21,197 Turkish Liras and an average housing value of 5,328,234 TL.

Central Gayrettepe on the European Side Sees Soaring Residential Rental Prices

In Gayrettepe, the central area of the European side known for its luxury residences and office buildings, the per square meter unit rental price is 553 TL, with an average residential rental value of 62,524 TL. The average per square meter unit selling price is 140,339 TL, and the average housing value is 12,770,849 TL. The presence of a significant foreign population in this area contributes to rental prices well above the Turkish average.

Rental Prices in Mecidiyeköy, One of the Busiest Areas, Reach 30,000 TL

In Mecidiyeköy, one of the most densely populated neighborhoods in Istanbul, the per square meter unit rental price is 308 TL, with an average residential rental value of 30,843 TL. The average per square meter unit selling price is 80,627 TL, and the average housing value is 9,594,613 TL.

Rental Prices Exceed 25,000 Turkish Liras in Cevizlibağ

In Cevizlibağ, the per square meter unit rental price is 281 TL, with an average residential rental value of 25,864 TL. The per square meter unit selling price is 68,332 TL, and the average housing value is 7,311,524 TL.

Rental Prices in Uzunçayır Stand at Around 23 thousand TL

Uzunçayır ranks fourth, with a per square meter unit rental price of 297 TL, an average residential rental value of 23,782 TL, an average per square meter unit selling price of 63,183 TL, and an average housing value of 6,065,568 TL.

Yenibosna Offers the Most Affordable Living

Yenibosna is the most affordable area, with a per square meter unit rental price of 268 TL, an average residential rental value of 21,197 TL. The average per square meter unit selling price is 67,446 TL, and the average housing value is 5,328,234 TL, providing convenient access to the metrobus system.

Görkem Öğüt, the Co-Founder and General Manager of Endeksa.com, who analyzed the data, stated, "Due to traffic congestion, one of the most preferred and extensive transportation options is the metrobus. As transportation expenses increase, rental and sale prices in neighborhoods within walking distance of mass transit systems like the metrobus continue to rise. Housing stock in areas that provide easy access to the city's important business centers, universities, and social amenities, which can be considered as main arteries, is depleting more rapidly."
