In the First Quarter of 2023, Housing Prices Across Turkey Increased by 154% Annual and Rents by 197%
Endeksa, which calculates real estate value using artificial intelligence and big data analysis methods and offers predictions of future value, took the housing sector under the lens and shared its first quarter report of 2023.

In the first quarter of 2023, the number of housing sales decreased by 12% compared to the same period last year, and in the first quarter of 2023 there were 283,000 215 housing sales. The number of residential sales decreased by 34% compared to the previous quarter and 12% compared to the same period last year.

 

According to the “First Quarter Housing Sector Analysis in 2023” Report prepared by the Endeksa, as of the end of the first quarter, the 1-year value increase in housing sales prices across Turkey was 154%, while the average sales price of residential square meters across Turkey was 17 thousand 573 TL, the average depreciation period was 20 years, and the average marketing period was 61 days.

Housing prices in Istanbul, where 50 thousand 561 units accounted for 18% of housing sales in the first quarter, increased 144% in 1 year, and the average sales price per square meter was 27 thousand 4 TL.

 

Konut fiyatları Ankara’da %154, Antalya’da %164 arttı

In Ankara, 29,66 units accounted for 10% of housing sales in the first quarter and housing prices increased by 154% in the last 1 year. The average sales price of square meters was 13 thousand 18 TL. In Antalya, where 6% of housing sales took place, there were 16,619 sales and housing prices increased 164% in the last 1 year, the average sales price per square meter was 24 thousand 747 TL.

It is seen that the provinces with the greatest annual value increase are in Kirklareli, Antalya and Kocaeli, respectively. Housing prices in Kirklareli have increased by 208% in the last year. The average housing square meter sales price was 13 thousand 556 TL, the average housing sales price was 1 million 626 thousand 720 TL. The value increase in housing sales prices in Antalya was 164%, the average residential square meter sales price was 24 thousand 747 TL, the average housing price was 2 million 969 thousand 640 TL, the value increase in housing sales prices in Kocaeli was 164%, the average housing square meter sales price was 14 thousand 800 TL, the average housing price was 1 million 924 thousand TL.

 

Satılık konutlarda en fazla stok adedi 114 bin 8 ile İstanbul’da  

It is seen that the largest number of stocks in 30 provinces with the most residential sales is in Istanbul as of the end of the first quarter. According to the report, as of the end of the first quarter, there are 114 thousand 8 thousand 8 units in Istanbul, 57 thousand 208 units in Ankara and 29 thousand 80 units in Izmir.

As of the end of the first quarter of 2023 in Mugla, the average square meter housing rental prices are 147.22 TL, the average rental price is 16 thousand 144 TL, the average square meter housing rental prices in Istanbul are 127.09 TL, the average rent price is 12 thousand 709 TL, the average rental price is $126.57 TL, the average rental price is 13 thousand 290 TL.

 

When looking at the stock quantity in rental housing, it is seen that the most stock is in Istanbul again. As of the end of the 1st quarter of 2023, there are 45 thousand 535 stocks in Istanbul, 10 thousand 979 in Ankara, 10 thousand 701 in Izmir and 10 thousand 228 in Antalya.

In the first quarter, credit housing sales accounted for 21% of total housing sales, amounting to 58 thousand 822 units. Credit housing sales increased 14% compared to the previous quarter and decreased by 14% compared to the same period last year.
