The second district with the most residential sales is Antalya Alanya
Antalya Alanya was the second district with the largest number of residential sales in Turkey. In 2022, 26 thousand 193 housing sales took place in Alanya, which is especially preferred by foreigners, and Alanya accounted for 33% of the housing sales in Antalya. In Alanya, where the annual value increase of 189%, the average sales price of housing is 27 thousand 434 TL, the average housing price is 3 million 154 thousand 910 TL and the return period of housing investment is 18 years.
21 thousand 578 housing sales took place in Çankaya
Ankara Çankaya was the third district with the largest number of residential sales. In 2022, 21 thousand 578 housing sales took place in Çankaya. Residential sales in Çankaya accounted for 17% of sales in Ankara. According to the index data, the annual value increase in Çankaya is 185%, the average price per square meter of housing is 15 thousand 887 TL, the average housing price is 2 million 65 thousand 310 TL, and the return period of housing investment is 21 years. While 19 thousand 718 houses were sold in the Nülifer district of Bursa, which is ranked fourth, the average square meter price of residences is 13 thousand 668 TL, the average housing price is 1 million 817 thousand 844 TL, the annual value increase of 157 percent.
Görkem Öğüt, Co-Founder and General Manager of Endeksa, who evaluated the data, said, “When evaluating the districts with the most housing sales in 2022, Ankara Çankaya, Bursa Nilüfer, Samsun Atakum, Aydın Kusadasi, as well as the most central regions of cities such as Ankara Çankaya, Bursa Nilüfer, Samsun Atakum, Aydin Kusadasi, are often developing and therefore the square meter sales price is lower than the provincial average we see that districts are preferred. For example, the average sales price of square meters throughout Istanbul is 23 thousand 62 TL, while in Esenyurt it is 12 thousand 36 TL. We can say that in districts where housing prices are lower than the provincial average, there is an expectation that the price will rise towards the average. In all these regions, we see that the greatest increase in value is Muratpaşa and Kepez regions of Antalya. The average sales price of residences in Antalya is 20 thousand 403 TL, while 20 thousand 145 TL in Muratpasa and 14 thousand 208 TL in Kepez. In Muratpasa, where housing prices have increased by 212% in a year, the return period of housing investment is 14 years, while in Kepez with an annual value increase of 202%, the return period is 13 years.”
