Istanbul Ranked First in Residential Sales

According to the Endeksa data, when assessing the first 30 provinces with the most housing sales in December, the provinces with the highest annual value increase are Antalya, Kocaeli, Tekirdağ and Yalova, respectively. Housing prices in Antalya increased 187% in the last year, average housing square meter sales price 20 thousand 403 TL, average housing price 2 million 448 thousand 360 TL, Kocaeli housing sales prices increase 186%, average housing square meter sales price 12 thousand 4 TL, average housing price 1 million 560 thousand 520 TL, value at housing sales prices in Tekirdağ 177% increase, average housing square meter sales price 10 thousand 463 TL, average housing price 1 million 464 thousand 820 TL, and value increase in housing sales prices in Yalova 177%, average housing square meter sales price 12 TL 987 thousand, the average housing price was 1 million 688 thousand 310 TL.

Mortgage Housing Sales Reduced 52%
Mortgage housing sales across Turkey increased by 31% compared to the previous month in December and fell by 52% compared to the same month of the previous year and amounted to 21 thousand 796. In total housing sales, the share of mortgage sales amounted to 11%. Mortgage housing sales in 2022 were 280 thousand 320, a decrease of 5% compared to the same period of the previous year.

The number of first hand residential sales across Turkey increased by 2% in December compared to the same month of the previous year to 77 thousand 889. In total housing sales, the share of first-hand housing sales was 38%. First-hand housing sales in 2022 amounted to 460 thousand 79, a decrease of 0.3% compared to 2021.

Second-hand housing sales decreased 13% compared to the same month of the previous year in December, up 130 thousand 74. In total housing sales, the share of second-hand housing sales was 63%. Second-hand housing sales in 2022 amounted to 1 million 25 thousand 543, a decrease of 0.5% compared to the previous year.

Residential sales to foreigners increased by 19% in December compared to the same month of the previous year and amounted to 6 thousand 386. In December, the share of housing sales to foreigners in total housing sales was 3%. Antalya took the first place in housing sales to foreigners with the sale of 2 thousand 465 housing. Istanbul followed by Mersin with 663 housing sales, respectively, Antalya with a thousand 968 housing sales.
Görkem Ögut, Co-Founder and General Manager of Indeksa.com, who evaluated the data, said, “In December, 207 thousand 963 housing sales took place and the year 2022 was completed with 1 million 485 thousand 622 housing sales. With this figure, the number of housing sales decreased by 0.4% compared to last year. Although the number of residential sales decreased slightly compared to last year, when we consider the increase in housing prices, we see the market growing. According to the Endeksa data, housing prices across Turkey increased 164% in the last year, the average sales price of housing per square meter was 1 million 797 thousand 120 TL. When we consider the number of sales and the average housing price, we see that the housing market has reached 2 Trillion TL, this figure was 770 Billion TL in 2021. When we consider the point where sales figures and market size came, we can say that 2022, although difficult, has been positive in terms of the housing sector. We note that there has been a supply shortage in the housing sector for some time now. There have been high increases in housing prices due to low supply, increase in inflation and fluctuations in the exchange rate,” he said.
Other highlights related to the housing sector in 2022 are mortgage sales and the decline in zero housing sales, Ogüt said, “In 2022, mortgage sales accounted for 18.9% of total sales and zero sales 31.0%. Mortgage sales fell by 4.8% and zero sales by 0.3% compared to last year. The limitation on the use of credit and the slowdown in zero housing production are the main reasons for these two aspects. Another issue that stands out is the customs of sales to foreigners. The number of housing sales to foreigners has increased since 2017, only in 2020, the first year of the pandemic, decreased compared to the previous year. In 2022, it amounted to 67 thousand 490 units, an increase of 15% compared to 2021. With this quantity, the number of housing sold to foreigners accounted for 4.5% of the total sales. This rate was 1.6% in 2017. Sales to foreigners have already been on our agenda for a long time, with the impact of the war that began in 2022, it became the center of attention, especially of Russian citizens.”
