Zirve Beşiktaş, Sarıyer and Kadıköy in the Most Valuable Districts of Istanbul
Which regions have increased in value while the rise in housing prices continues, and which regions have the highest values is a matter of curiosity for everyone. The Endeksa identified the 10 most valuable counties of Istanbul, which ranked first in housing mobility according to the May 2022 housing valuation statistics. Besiktas, Sarıyer and Kadıköy are at the top as the district where the average housing square meter sales price is highest.
According to the May 2022 housing valuation data, Beşiktaş, Sarıyer and Kadıköy stand out as the counties with the highest average housing square meter sales price. The average price of housing square meters in Besiktas was 50 thousand 838 TL, the average housing price was 7 million 778 thousand 214 TL. In Sarıyer, the most valuable district after Besiktas, the average housing square meter price was 49.018 TL, the average price was 7 million 401 thousand 718 TL. Housing prices in Kadıköy, which is the third place in the list of the most valuable counties, have increased by 186% in the last 1 year. The average price of housing square meters in Kadikoy was 35 thousand 483 TL, while the average price was 4 million 754 thousand 722 TL.

Görkem Öğüt, Co-Founder and General Manager of Endeksa, evaluated the data; “Istanbul is the center of the housing market and a mobility in Istanbul can affect the whole of Turkey. When we look at the most valuable districts of Istanbul, we see that Besiktas is at the top again. When we consider the top 10 districts in general, we see that the central districts of Istanbul, which are seaside, are predominantly. Housing in these regions is already very valuable, besides, there is an increase in demand due to the melting of stocks. So prices are rising above what is expected. When we look at the annual value increase, it is seen that in the vast majority of counties there is an increase above the average of Turkey. There have been increases in some regions, which found 250%,” he said.
